About The Project:

Located in the financial district of the City of London this is a 93,000 square foot mixed use development of Grade A office space and retail units.

The works involved the demolition of two existing buildings; Princes House and Bartlett House, whilst retaining an original Portland stone façade and providing a new steel structure and floor plates. The finished product was seven floors of high quality office space, four outdoor terraces, a restaurant, four 13-person lifts, part retail and part office space at ground floor, four showers and a drying room as well as 62 cycle spaces at lower ground floor level.

The development was designed to provide ten square metres of space for every person resulting in open, light and airy offices provided by a glazed atrium roof which is part new and part reconstructed Portland stone and copper cupola. Derry Building Services worked in conjunction with The Hilson Moran Partnership to design, co-ordinate, test, commission and validate the building services.
